Why Some Homes Sell Faster Than Others (and some homes just don’t sell)

When you read the various articles in the newspapers talking about homes being listed for sale and getting sometimes more than twenty offers within a matter of days, then selling for more than 15% above list price, it may seem that selling your home is the easiest thing in the world.

Yet a closer look at the actual sales figures shows a different picture. Let’s consider sales of all detached homes in Danville, Alamo and San Ramon in the first 6 months of 2015, around 750 homes. About half of these had a sale agreed in less than 10 days, and for above the list price.

But look at the flip side. Around half took longer to sell, some taking much longer. More than 100 of these took more than a month to agree a sale and it will come as no surprise that most of these sold below list price. And even that is not the full story. Over 150 homes that were listed in the first six months of the year failed to sell. Maybe it really isn’t as easy as it looks.

So why do some homes sell quickly and some don’t? It seems unlikely that there is something seriously wrong with all these homes that took so long to sell.

The fact is, that most of these homes could and should have sold if the listing agent had taken the right approach. What makes the difference, is having a coordinated approach to the whole process of marketing your home for sale. Most agents won’t do this for a variety of reasons, not least of which it is very time-consuming. But this is what it takes to get you the best price.

It all begins with preparation – fixing anything that needs fixing and making  cost-effective improvements that will make your home most appealing to a buyer and/or increase its value.

I strongly recommend that you have a termite and home inspection well before any marketing is planned so that anything significant that arises can be dealt with in your time, rather than during the short escrow period.

The next step is to make your home look its best to potential buyers. This is when I bring in my stager as professional staging has been shown to help homes sell quickly and for higher prices. Then we are ready for professional quality high-definition photos and video plus arranging for high quality glossy brochures to be printed along with setting up a new website dedicated your home.

Finally, the print and Internet marketing phase is ready to begin. Your home is featured on dozens of websites and Open Houses are advertised in the paper. This is the culmination of the process and it is intended to last no more than 10-14 days, before a sale is agreed.

So in summary, it is the listing agent that makes the difference. You need an experienced Professional who will take the time and put in the effort to do whatever it takes to get your home sold quickly and for the best price.
